Urban/Poole & Heath, LLC is a servicer for life insurance companies. We also work with a group of national conduits and credit tenant lenders. We can now offer 5,10 or longer fixed rates (some up to 25 years). Our loans are typically at PAR (no Lender Fee) and our fees are very manageable.  

Types of Projects:
  • Multi Family – offering 5,7,8,10 & 15 year fixed rates
  • Commercial & Medical Office
  • Industrial and Commercial Office
  • Anchored/Non-Anchored Shopping Centers (Home Depot, Target, etc.)
  • Credit Single Tenant (CVS, Walgreens, Banks, Pad Sites) - These can get up to 100% LTV with fixed rates for the entire lease term
  • Flagged Hotels
  • Student Housing
  • Bridge Loans
  • Accounts Receivable Financing
  • SBA - Small Business Administration

Here are some of the loan types available:
  • CTL (Credit Tenant Lease) lending programs offer a high LTV (Loan TO Value) with no recourse. The advantage to these programs is that you will have a long-term fixed rate that will not change since it will be for the entire lease term. The Loan To Value on these will range from 80 to 100% depending on the cash flow. The minimum they look for is 1.05 DSC (Debt Service Coverage). These programs are designed for long-term investment and a total payoff during the initial lease term.  These are excellent estate and future retirement vehicles. Bond issues fund these loans.
  • Conduit Typically 5-10 year terms with up to 30-year amortizations with no recourse. This offers a long term fixed rate (up to 10 years) and an LTV of about 75%. Rates are aggressive for non-recourse and you can lock in a long term fixed rate for conservation of cash flow.


  • Life Company Urban/Poole & Heath services a group of life companies. We have had long-standing relationships as a correspondent and can offer fixed rate loans for Shopping Centers, Multi-Family, Industrial, Multi-Tenant Office and other Real Estate types that lend to long-term financing. Fixed rate terms include 5,7,10 or 15 years depending on the asset.


  • Bank & credit union Some non-recourse, which can also be very aggressive.  Up to 80% LTV and a 5, 7 or 10-year rate.  

Additionally, through ongoing affiliations we are able to provide financing for a wide variety of commercial loan situations including investment properties, mixed use, owner occupied, student housing, multi-family, SBA and many other scenarios including hard money deals.
